Room heights default to whatever somebody typed at the start of the project, and then the building changes around them. A room under a bulkhead still reports the project default. A room whose slab was dropped still reports the project default. Fixing it properly means checking what is actually above and below each room and typing the real figure, room by room, across the whole model.
Run Auto Heights and it takes every placed room in the project.
From each room's location point it casts a ray upward to find the nearest surface above - a floor, ceiling, roof or wall - and downward to find the surface below, including geometry in linked models.
Where the surface above is pitched, it also samples the midpoints of the room's boundary and takes the peak, so a room under a sloping roof is not measured at one arbitrary point.
Those distances are written into the room's lower and upper offsets, so the volume reflects what is actually overhead. The Upper Limit level is never touched.
A confirmation dialog tells you how many rooms are about to be processed before anything is written, and on a workshared model rooms checked out by someone else are removed from the run and reported.
Room heights are a project-wide default that stopped being true early and was never revisited.
Each room carries the height the model actually gives it, including where a bulkhead or a dropped slab makes it lower.
